We are thrilled to announce that Bayspace in St Ives has been longlisted for the RIBA Journal MacEwen Awards 2025. The awards recognise architecture for the common good—projects that deliver positive social, environmental and economic impact. Bayspace stands proudly among a cohort of inspiring initiatives driving meaningful change through design.
Located in a restored Grade II listed Georgian house overlooking St Ives harbour, Bayspace is more than just a co-working space—it is a new civic hub designed to foster inclusive economic growth in a town challenged by seasonal employment. Developed by Bayspace CIC, the project provides workspace, training, and support services to help nurture local enterprise and creativity year-round.
Studio Skein led the architectural and interior design, delivering a thoughtful and sustainable retrofit that respects the building’s historic character while introducing full accessibility across four floors. A new lift, accessible WCs, hearing loops, and subtle wayfinding have been integrated with care and sensitivity, creating an environment that welcomes all.
Sustainability guided every decision—from breathable wood-fibre insulation and recycled materials, to reclaimed furnishings and low-carbon finishes. The sensitive restoration preserves original features wherever possible, ensuring that the building’s heritage is celebrated while adapting it for modern use.
A modest new extension provides flexible event space and a landscaped terrace, adding valuable community amenity and further activating the site. The result is a warm, characterful space that reflects the artistic heritage of St Ives while supporting a more equitable future for its people.
Being longlisted for the MacEwen Award is a testament to the power of design to uplift communities, and we are proud to see Bayspace recognised for its commitment to architecture with purpose.
